Why Chuan Grove is drawing interest in today's market
Three data points anchor the bull case. First, the land cost sets a firm floor: Sing Holdings and Sunway paid S$1,376 psf ppr for the first Chuan Grove plot and S$1,331 psf ppr for the second, among the highest rates the Lorong Chuan micro-market has seen — developers don't bid that aggressively unless they expect to clear well above S$2,000 psf. Second, the direct precedent next door already worked: Chuan Park, on the same stretch of Lorong Chuan, launched in November 2024 at an average of S$2,579 psf, sold 76% of units on opening weekend (the fastest absorption since J Gateway in 2013), and is now about 92% sold near S$2,596 psf. That gives Chuan Grove a proven price ceiling and demand signal in the exact same enclave rather than a hypothetical one. Third, the location fundamentals are genuinely scarce: Lorong Chuan MRT (Circle Line) is a few minutes' walk away, it's one stop from the Bishan and Serangoon interchanges (linking to the North-South, North-East, Thomson-East Coast and Downtown lines), the area sits between two mature, amenity-rich towns (Bishan's Junction 8, Serangoon's NEX), and it's ringed by well-regarded schools — yet the precinct has seen almost no new private launches in roughly a decade, so pent-up upgrader demand from surrounding HDB estates (Serangoon, Bishan, Toa Payoh, Ang Mo Kio, Bidadari) has few fresh outlets. The planned Cross Island Line, due to boost the Serangoon interchange later this decade, adds a further long-term connectivity catalyst.
That said, the case isn't one-sided. Chuan Grove is entering a considerably heavier 2026 new-launch pipeline (well over 9,000 new homes islandwide), so it won't have the scarcity advantage Chuan Park enjoyed in 2024 — buyers shouldn't assume automatic quick absorption or price appreciation. It's also a 99-year leasehold project, so long-run value depends on lease-decay dynamics common to all such sites, and official pricing hasn't been released yet — every psf figure for Chuan Grove itself above is an analyst estimate, not a confirmed developer price. Anyone weighing a purchase should treat this as a starting point for due diligence, not a green light, and should factor in their own holding period, loan affordability, and risk tolerance.

A rare-sized site in a slow-supply enclave
Sing Holdings and Sunway Developments won the Chuan Grove Government Land Sales site in July 2025 for $623.9 million, working out to about $1,355 psf per plot ratio on roughly 156,231 sq ft of land. That land cost sets a hard floor under future selling prices — the developers cannot price meaningfully below it and still turn a margin. Set for launch in 3Q2026, the project is expected to yield about 1,055 units across a mix of 1+study to 5-bedroom layouts, which would make it one of the largest private residential counts the immediate Lorong Chuan / Chuan Lane pocket has seen.
The enclave has historically starved new-launch supply. Before Chuan Park arrived in late 2024, the surrounding pocket had gone roughly 14 years without a new private launch. That scarcity is the backdrop against which Chuan Grove's unit count now reads as unusually large:

The benchmark next door: Chuan Park
Demand expectations for Chuan Grove are being read almost entirely through its neighbour. When Chuan Park's showflat opened in October 2024, roughly 5,000 visitors turned up on its first day. On launch weekend it sold about 76% of its 916 units — one of 2024's strongest showings by volume — at an average price near $2,579 psf. It has since climbed to roughly 92% sold at about $2,596 psf, giving Chuan Grove a live pricing benchmark in the same postal district.
Million-dollar HDB flats next door
The estate sits inside the Ang Mo Kio–Bishan–Toa Payoh–Serangoon "golden triangle," where hundreds of HDB resale flats have crossed the $1 million mark in recent years — a ready pool of equity-rich owners looking to move up to private property.
Circle Line proximity pricing
Research covering Circle Line stations found non-landed private homes near a new MRT station saw an average 1.6% price uplift, with units within 400m of a station commanding a premium of about 13.2% over those further away.
A 60-year track record
