The Development

A Landmark Address Awaits

Chuan Grove Residence is an upcoming private condominium set within the established residential enclave of Hougang, District 19. Secured through a Government Land Sale tender awarded in September 2025, the development represents one of the most anticipated new launches in Singapore's north-east corridor.

Sited on a 14,514 sqm land parcel with a maximum permissible GFA of 43,543 sqm, the project is estimated to yield approximately 555 residential units — offering a thoughtfully scaled community in a mature and well-connected neighbourhood.

With a winning bid of $623.91 million, this development signals strong developer confidence in the enduring appeal of District 19 as a preferred address for owner-occupiers and long-term investors alike.

Chuan Grove Residences — The Case for Buying, in Ten Entries
CHUAN GROVE RESIDENCES
Buyer's Prospectus — District 19
A Reading for the Prospective Buyer

Ten reasons this is where District 19 capital is quietly moving.

Chuan Grove Residences sits on a rare Government Land Sale plot beside Lorong Chuan MRT — the first such site released in this pocket of the Circle Line in over fifteen years. Here is the case for it, entry by entry.

Expected TOP

Chuan Grove Residences is a 99-year leasehold development rising at the junction of Lorong Chuan and Chuan Lane, jointly developed by Sing Holdings and Sunway Development. It's easy to talk about a new launch in terms of finishes and floor plans — the more useful conversation, for a buyer, is what actually underwrites the price you'd pay.

What follows isn't a sales pitch about pools and podiums. It's ten specific, checkable reasons the fundamentals here hold up.

01

Scarcity of the site

This is the first Government Land Sale parcel released around Lorong Chuan MRT in more than fifteen years — the last comparable plot in the vicinity became The Scala back in 2010. Sites this close to an existing MRT line in a built-out estate simply don't come up often, because there's very little land left to release. For a buyer, that scarcity is the starting argument: the next opportunity to buy new, this close to this station, may not arrive for a long while.

02

A market that has already tested the land

Before any unit is sold to the public, the land itself gets priced by developers competing against each other. This site drew seven bids, with the winning joint venture paying roughly S$1,376 psf per plot ratio — a bullish figure that reflects what experienced developers, not marketers, were willing to risk their own capital on. That's a useful proxy: it's the market pricing the location before you ever see a showflat.

03

Mature estate, proven demand

Unlike launches in townships still being built out, Chuan Grove sits inside an estate that has already matured — Serangoon Gardens, established schools, and decades of resident demand are already in place. That removes one of the bigger uncertainties in a new-launch purchase: whether the surrounding infrastructure and amenity base will actually materialise. Here, it already has.

04

MRT at the doorstep

Homes within 500 metres of an MRT station tend to command a resale and rental premium over those further out, and Chuan Grove sits well inside that radius — a short, five-minute walk to Lorong Chuan station on the Circle Line. Transit proximity is one of the more durable value drivers in Singapore property, because it holds regardless of which way broader price cycles move.

05

One stop to two interchanges

The Circle Line connection at Lorong Chuan isn't a dead end — it's one stop from Serangoon and Bishan, both interchange stations linking onward to the North-South and North-East lines. That means a resident can reach most of the island without more than one change of train, which matters as much to a tenant evaluating a lease as it does to an owner-occupier.

06

A developer pairing built to deliver

Sing Holdings has been developing property in Singapore since 1964 and has been listed on the SGX mainboard since 2007, with a portfolio spanning landed housing to condominiums. Sunway Development brings the scale and balance-sheet strength of a regional master community developer. Track record isn't a guarantee, but it's one of the few things a buyer can actually check before committing — and this pairing has one to check.

07

Scale, without losing the neighbourhood feel

At an estimated 1,055 units, Chuan Grove will be one of the larger private residential developments in its immediate vicinity — bigger than nearby Chiltern Park, The Springbloom, or The Scala. Scale matters for a buyer in a practical way: larger developments typically support a fuller facilities offering and a deeper, more liquid pool of comparable transactions when it comes time to value or resell a unit.

08

Schools within the ring

St. Gabriel's Primary, Kuo Chuan Presbyterian, and Yangzheng Primary all sit within or close to the popular one-kilometre catchment radius. School proximity is one of the steadiest sources of owner-occupier and rental demand in Singapore, because it's a need that doesn't move with the property cycle — families need a school place whether the market is up or down.

09

Everyday amenity, already built

NEX mall and its supermarkets, cinema, and bus interchange sit close by, alongside the more low-key charm of Serangoon Gardens' hawker fare and café strip. This isn't amenity promised for some future phase of a masterplan — it's already open, already busy, and already shaping how the area is used day to day.

10

Positioned on the CBD's commuting shadow

District 19 sits on the Core Central Region / Rest of Central Region boundary, roughly a fifteen-to-twenty-minute drive from Orchard Road and the CBD, with growing office nodes like Paya Lebar Quarter nearby. As those business hubs expand, they tend to pull rental and resale demand toward well-connected residential estates within their commuting radius — and Chuan Grove is squarely inside that radius.
